Tanyard Springs
Development Facilitators, Inc. (DFI) prepared and secured approvals for the planning, engineering and surveying for a 271 townhouse unit community located in northern Anne Arundel County. The project is located off of Marley Neck Boulevard and is part of a comprehensively planned community. DFI prepared sketch plans and final development plans for the 35 acre site and processed the project through the county subdivision process. The detailed engineering plans included design of 7,494 linear feet of public water lines, 6,188 linear feet of public sewer lines and 1,615 linear feet of private storm drain lines. Additional responsibilities included the design of two stormwater management infiltration basins, grading, sediment and erosion control plans and public road plans. DFI was also responsible for the construction stakeout of the project as well as the construction inspection and certification of the stormwater management ponds.
The Island at Fox Chase
Development Facilitators, Inc. (DFI) provided the surveying, planning, engineering and environmental services for this 223 multifamily rental apartment project. The site was designed around significant environmental features including steep slopes, specimen trees, non-tidal wetlands and 100-year flood plain which were identified by DFI early in the design process. The site contains 16 acres of land and is comprised of 9 rental apartment buildings, a community building and pool. DFI prepared sketch plans and final plans for processing and securing subdivision approval through the county process. Detailed engineering plans included design of private roadways serving 369 parking spaces, water, sewer and storm drain lines. Regulatory approvals were required by the U.S. Army Corps of Engineers, Maryland Department of the Environment and the Anne Arundel County Office of Planning & Zoning for wetland impacts associated with infrastructure construction for the project. Additional services provided by DFI for the project included forest stand delineations, reforestation plans, grading, sediment and erosion control plans, construction stakeout as well as the construction inspection and certification of the stormwater management facilities.
Severna Park Gateway Village
Development Facilitators, Inc. (DFI) provided the surveying, planning, engineering and environmental services for this mixed-use development. DFI prepared administrative site plans and provided expert testimony for the rezoning of the subject property in order be developed as a mixed use development. The project consists of 90 active adult condominium units, 44,600 square feet of office space and 28,800 square feet of retail space. The uses are located within 7 buildings on the site and are served by 458 parking spaces. The site is comprised of 13 acres and contains 100-year floodplain and areas of non-tidal wetlands. DFI determined the development envelope by preparing detailed site surveys, wetland delineations and permitting, forest stand delineations and forest conservation plans. Stormwater management for the site was designed to be handled in two large underground facilities below the parking lot, as well as utilizing grassed swales for water quality purposes. Additional services provided by DFI for the project included development of rigorous design guidelines for the project, grading, sediment and erosion control plans, construction stakeout as well as the construction inspection and certification of the stormwater management facilities.
Severna Park Market Center
Development Facilitators, Inc. (DFI) was responsible for providing the surveying, planning, engineering and environmental services for this commercial project. The Severna Park Market Center, located directly on Ritchie Highway, provides 18,000 square feet of retail space and 13,000 square feet of office space. DFI provided for the design of an underground infiltration and attenuation stormwater management device in addition to providing for improved water quality through the use of grassed swales. DFI prepared the site development plans, which included water, sewer and stormdrain lines necessary for the infrastructure to serve the site. Additional services included preparation of the forest stand delineation plans, forest conservation plans, landscaping, sediment and erosion control plans, permit applications and approvals, construction stakeout as well as the construction inspection and certification of the stormwater management facilities.
